Smart City Kochi is all set to get the tallest twin IT towers in South India soon. The Sands Infinit Kochi project will have 152 m tall twin IT towers which will include three basements and 32 floors. The building will be office space for about 25,000 employees. The state-of-the-art IT towers will have 29 floors of office space and three floors dedicated to car parking.
The site for the project area is sprawled across 12.74 acres while the total built-up area is 3.6 million sq.ft. Standing tall at 32 storeys with 3 massive basements, this building will house one of the biggest clusters of offices in Kochi and will have ultra-modern technologies like automated parking, a totally central core with about 60 elevators, sky gardens with full-grown trees at upper levels.
A densely landscaped podium will be the welcome area for the two massive towers. This area will be entirely vehicle-free and will have a few interesting features such as a digital museum that tracks the evolution of computers and technology, a 2-acre landscaped area and an outdoor sculptural museum.
The project will feature energy-efficient systems, pre-certified LEED Platinum Rated Green Building, food court, creche, gym & retail spaces, centralised air-conditioning, sewage treatment plant and rainwater harvesting system.
Keeping the environment in mind, one of the key requirements of the design was to provide a highly efficient free designed building. The greener scheme of this project hence will rise up to the upper floors. From sky decks which will be completely green to trees going at the third-floor level, this project will have a little bit of green in every corner.
The office building will have a soccer field and a cricket pitch on the roof. All elevators will be located in the central core. There will be dedicated express elevators for the executive floors located at the top levels. The 4,500 car parking in the building is said to be designed at high efficiency. The building will feature an automated robot based parking.
